Below are just some of the outstanding services we provide:
- Rental Value Analysis. We will research rental activity in the market where your property is located and determine the most probable rental value.
- Marketing Strategy. We will develop a marketing strategy which is designed to lease your property to credit worthy tenants for the maximum rent possible.
- Tenant Evaluation. We make sure that all tenant applicants are screened in regard to financial/credit strength, employment stability and responsible behavior at previous residences.
- Lease Negotiations. We negotiate, prepare and execute all lease documents on your behalf.
- Tenant Move-In Inspection. We prepare a detailed report verifying the condition of each room and this report is acknowledged by the tenant.
- Rent Collection/Bill Payment. We collect rents and security deposits directly from tenants and maintain appropriate records. We then make all property related disbursements.
- Accounting. Each month financial statements are mailed to you with detailed records of all transactions on your account.
- Maintenance/Repair Management. While the property is vacant we make sure that it is visited regularly and that routine maintenance is performed as needed. Once the property is leased, we verify that all routine and special repairs are satisfactorily completed by qualified contractors. There are no hidden costs. We negotiate bids for maintenance and repairs with reputable contractors and you pay only what they bill.
- Tenant Move-Out Inspection. At the end of the lease we conduct a move-out inspection of your home and refund the appropriate deposits.
