Best advise: beware of what I call "bait" offers you get in the mail. I recently had someone looking at a refinance ask me if the rate he was offered in the mail on a 20 year loan was legit. We took the loan amount and added in closing costs to equal the APR disclosed. He would have never broken even over the 20 year loan for the amount of closing costs spent. That doesn't make financial sense for anyone! I can direct you to some great on-line calculators that compare scenarios.
